Van Cortlandt Library
VVA was hired by the developer Enclave for NYPL to serve as the Owner Representative/project manager for the complex and complicated repositioning of a 6,500 SF vacant building, transforming it into a public library.
The repositioning included full structural reinforcement, façade replacement, MEPS overhaul, and a new roof structure and membrane which was raised to create a public reading room. The interior was designed, constructed, and finished to serve various needs of the community with meeting spaces and programming. The conversion efforts also required remedying existing complicated DOB classification and filing issues which VVA championed, avoiding schedule impact. Despite challenges, VVA successfully managed an aggressive schedule and complex budget using multiple funding streams and delivered the project on time and budget. VVA also managed construction logistics to mitigate impact on area residents and community.
