Hospitality projects have unique issues and demands due to 24/7 operations, meeting the needs of demanding clientele and limited turn over or down periods during which construction can occur.  As a result, the majority of projects are completed on a highly fast-track schedule. Significant upfront and logistical planning is critical to success. Our considerable experience working with hotels and private clubs has given us a thorough understanding of the requirements of properties with sleeping rooms and kitchens. We work turnover periods into the schedule from Day One and are well versed in the unique code requirements of buildings with sleeping rooms, including stair pressurization requirements, fire ratings for each room, fire alarm devices, and door operation.

In private clubs where the entire membership plays a part in the decision making process, we assist the General Manager and Construction Committee in compiling all the information needed to make informed capital project decisions. We also understand the requirement for the members’ continued use and enjoyment of the space regardless of ongoing construction. In many cases, private clubs are housed in significant historic buildings that may be deemed Landmarks.  We bring extensive experience in working with the NYC Landmark Preservation Commission and the design team to ensure the historic fabric is maintained while allowing our clients to complete their projects on schedule.

With Hotels we assist in compiling and maintaining the Property Improvement Plan (PIP), and help resolve the logistical challenges of managing construction in an operating environment. All disruptive work is scheduled during room turnover times and we work tirelessly to make sure the schedule is adhered to.
